I appreciate your response, i'm still having trouble; here is the instruction on bigger pockets website, The 70% Calculator is based on the "70% Rule of Thumb" which states that a rehabber should pay no more than 70% of the after repair value, less any repair costs or other profit needed.

That gets you out of the city and into County tax range, which is way more reasonableBe careful about Towson, the rule ( also called Towson University rule) in Baltimore county is no more than two unrelated people in one house.You cannot really put 3 students in one house legally.
