In OR/WA, the state insurance comm specifies the title insurance rates, so outside of running stuff around fees (a nit) the costs are pretty much the same.From my perspective, 95% of what title does is handle transactions and acts like Switzerland (ie neutral). 

I guess with a lower interest rate, the funding fee could be neutralized over time, it just seems like a lot of money to be flushing down the toilet, especially if they're only giving me 90% LTV.Thanks!
