I meant that for 20 years -  I've had 90% of my net worth invested in small businesses,  I've never had less than 40 full time employees, perhaps 1500 customers per month - tons of profit - but tons of risk and competition - - - and after monetizing that, I don't want to go back to risky cut-throat 24/7, where millions are invested and risked.

Cherry picking the best for yourself, wholesaling the things that don't work for you, and referring the rest to Creative financers, Agents, or anyone else in the continuum who can monetize the lead.It wasn't until I learned to do this that my business really began growing.Hope that helps.

In my opinion, I don't think you should be that concerned about per sqft.it's about cash flow and return. so with your numbers.you can charge 700-850/month. lets assume your expense is 30% (tax, utilities, insurance etc)700-850 x 70% = $490-595/mo Net incomeReturn On Investment (490-595 X 12)/ 60,000 (5880-7140)/60,000: 9.8%-11.9%Assuming you don't have to do any repairs.I also didn't put your financing..It would look like this. lets take the 700 rent, 20% down, 5%, 3o yr : $320/mo 3840/yr(5880- 3840)/12,000: 17%
