Duplex was a foreclosure and has numerous small and medium issues including plaster work, plumbing, electrical work, tuck pointing and some other projects.

Like many small-medium sized towns in Nebraska, there's a housing shortage and properties priced right move quickly.  

So, if your target tenant pool has a medium income of 4000/Mo., then the maximum rent they can reasonably pay is 1/3 * 4000 or about 1300/Mo.

I agree with much of what you're saying - and I have 8 specific points to back up my opinion that the GTA Real Estate market will stay on this course for the medium term.

So a medium might be a good compromise.

For the doors just put the width of the door to the nearest inch as it doesn't matter (Reality is your front door is 36", your bifold a are 60" and most of the interior doors are 32").
