Chris just to clarify if there is only a first and ONLY a IRS lien then correct any overage the IRS has to depending on the jurisdiction make a claim for it.. or like Oregon the trustee will just send them a check.. but that does not affect the buyer at the sale.. they wait the 140 days or what ever the statue is its around that and any title company will then insure it.. it falls away by statue.. now in the unlikely event of a water landing and the IRS does redeem.. they have to give you all your money back and 9% interest.. and any repairs you made to keep the house from being damaged.. what they don't have to do is pay your for a remodel .so to be very safe don't put your new kitchen in or bath rooms or any other major improvements until it sunsets..
