I know a lipstick rehab (paint, floors, some appliances, etc) is $10KI know a roof is 5K I know replacing the HVAC is 5K in my town the city is adding sewer to lots of units over the next few years, so I have to build in that expense as well - 5KWell that's 25K total, WORST case scenario.

By not repairing it and just "putting lipstick on a pig" - it can create some unseen damages as the water makes its way through the walls.

But putting lipstick on a pig and paying a random person to move in to a house doesn't work as an investment.

If you are still working full time and have no construction experience, I'd definitely recommend going turnkey or a lipstick reno for your first property.

And as mentioned, I have purchased Turnkey and while I do 100% stand behind there are great turnkey companies out there delivering real value to their clients, there are far too many crappy companies that give the niche a bad name and will definitely sell you an overpriced property with lipstick rennovations and not a rehab.  

But if it’s juts a lipstick flip I use the RTA place.

Free training will provide you with enough knowledge to know your "best colors"[ I'm thinking pinks] and teach you everything you want to know about lipstick application to make your lips always appear plump and kissable, all while earning the "big bucks" and passive income [ I have brought in as much as $20 a month...but, it takes time and hard work to get that far]

Carpet, paint, new counter tops - lipstick and perfume on a pig.

I'm sure you could have lipsticked it and left future tenants and owners to deal with the repercussions.
