I know a lipstick rehab (paint, floors, some appliances, etc) is $10KI know a roof is 5K I know replacing the HVAC is 5K in my town the city is adding sewer to lots of units over the next few years, so I have to build in that expense as well - 5KWell that's 25K total, WORST case scenario.

By not repairing it and just "putting lipstick on a pig" - it can create some unseen damages as the water makes its way through the walls.

And as mentioned, I have purchased Turnkey and while I do 100% stand behind there are great turnkey companies out there delivering real value to their clients, there are far too many crappy companies that give the niche a bad name and will definitely sell you an overpriced property with lipstick rennovations and not a rehab.
