My burning question- What do your operating costs consist of here?

Let me close this chapter with another round of lessons.I’ve already mentioned one social media blunder that hit me right in the face: not being consistent.

Consistent updates.

A new investor buying a $150,000 SFH house in the Midwest or $500,000 duplex doesn't need a trust in the Cook Islands - ridiculous and not practical.I know many California investors with millions in real estate who purchased umbrella insurance who don't even have LLCs.

Many lenders have specific guidelines regarding late payments, but some may still work with you if you've made up missed payments and have shown consistent recent payment behavior.

I used to work in geoscience and was part of a study on erosion in the Hawaiian islands.

Core 4 consists of having a great realtor, contractor, property manager, and attorney. 

While I appreciate your advice, I may be better suited to follow it once I have a more consistent revenue stream and better connections.Thanks!

I have heard presentations on it....but few people make it work consistently. 

Real estate has gone up in value consistently over the last 100 years.
