So for instance if the company you were using already initiated that process the smoothest way to complete would be to figure out where in the process it is ---- has an inspector already been designated for the projects?

Due the due dilligence before you sign the assignment (doesn't work well with contractor quotes but might work for a regular home inspector depending on the wholesaler)2.

After my inspection, I learned that there is significant damage with the roof, the chimney is in disrepair, the furnace and water heater are just at their life expectancy, and their were rodent droppings found in the upper unit furnace (inspector is guessing it is from the attic).

If the mechanicals of the home (plumbing, electrical, roof, and HVAC) are all centralized to a single unit, I think your home inspector stands a much better chance of spotting an issue as opposed to a multi-unit with multiple independent systems that may or may not be accessible due to tenants.As for closing costs, try to push the closing date until you have the funds available?

Also got notice of the annual inspection and was able to reach her to ensure someone would be there to let the inspector in this past Monday, which was a holiday for me.
