Evaluate the situation to see if you could have done anything differently to mitigate the loss and implement changes to your processes, but know that this happens and hoepfully just not too close together. 

From there, you can research through zillow/redfin whatever but your best bet would be to find an investor/agent (I a one but based in Fort Lauderdale) who can guide you through the process.

For example, with our private investors, we always ensure that deals are secured by real assets and provide full transparency throughout the process.

Custom building a home is a slow and painful process.  

The seller is out of state and even visited the project a few times to check on the progress which I think helped him feel good about the whole deal as well. technology made the whole process a lot easier in the interim.

A trustworthy agent should make the process clear and help you see the properties you're interested in without unnecessary obstacles.

I'd start the refinance process right away, or just pay it off, or sell. 

I personally avoid individual showings and schedule open houses instead.

In a 1031 exchange, does the replacement property need to be more valuable than the total sale price of the deal I sold (including other investors), or just my individual portion of the investment?
