Negotiate the inclusion of W/D in your contract.

@Juan MendozaBefore you go into any new area, you'd want to know a number of things (not all inclusive, more to give you sense of direction)1) have the city population been increasing lately2) have the job market being on the rise3) does the place have infrastructure in place4) are there at least two or more large  and permanent (important) employers in town5) how far/close is it to the major MSA6) crime rates in the areaAgain, this is to give you a high level guidance.

I know in Connecticut we have inclusion/exclusion forms that outline what appliances among other household items are included or excluded in the sale and who owns which appliances, tenant or landlord.
