The other key to this property is it has city water and sewer at the lot lines which would obviously be cheaper than well and septic + has electrical just next door. 

Does it meet the typical minimum in a hot market of a 10% cash on cash return?

The tenants only have to pay electric and they get parking, and a garage while I cover water, sewer, trash, and gas. 

@Justin,  No you don't need to provide notice however make sure to notify if you will be disturbing common areas, shutting off water to washing machines, having alot of workmen on site. 

Hot tubs are expensive and a pain in the butt.
