So I have been out of touch and need to be there to study the market and come up with a good business idea, while I am there, I need to be active and make a living while having complete freedom in doing so ( a full time job, will hinder me) so flipping homes seems like a good transition into entrepreneurship while exposing me to the economy.What do you think Eric?

Irrespective of whether you put down the downpayment - which I understand would be substantial - you are hindering the person's ability to leverage for something elsewhere; who would do that?

Rick H. mentioned, reliance on calculators hinders your ability to think instinctively , objectively, you won't be able to adapt variables in reality that come to play in the analysis of real estate, or law, or economics, or finance or accounting or any other professional endeavor that requires intuition, abstract thinking or layers of relevance of variables in circumstances or situations.

Maybe I sound bad for saying this but regardless what you do in life there will always be hurdles so waiting and prolonging the process I think will hinder me more than help me.
