Nobody wants to have to track down subs and contractors who don't return calls from the title company. 

I highly recommend an attorney to draw one up as each state and each property can have unique issues. 

For almost $100k a lot you want a pretty high NOI to make sense of it, like over $300k IMO I agree.

The risk of "piercing the veil" applies more to LLCs when personal and business finances are not properly separated, not necessarily to individual landlords renting a portion of their home.A more practical approach is ensuring you have a solid lease agreement, sufficient liability insurance (including an umbrella policy), and properly reporting rental income and deductions on your tax return (Schedule E).

Just another way to diversify and get a great return at the same time.  

Buying in a high COLA with loss protection is a no-brainer in my book, but only if you expect to relo again.

Right now, that fund is in ETH and is about 6,000 total which I estimate to return probably around 20% by the end of the year. 

If the seller is insisting on a high price with not-so-hot financing terms, though, this may be a riskier project than it's worth.

You purchased in 2020 so you're experienced in high-demand, competitive markets.
