At the end of it all you paid fees and did the work on a property to make a very low rental margin.

Operating Expenses includes taxes, vacancy, utilities, insurance, maintenance, and management fee.

We put them in collections - we attempt to collect the lease break fee by ourselves for the first 60 days and then hand it over to a collections company.

The only time it gets dicey is when its the ultra rich because yes they can spend the $ to keep it hidden.
