And if it doesn't cash flow at 75% LTV, then they would only lend 65% or 60% or whatever it is to ensure it cash flows.This is why, generally speaking, these days it makes more sense to house hack or flip.

Hi @Brian Dwane hands down one of the best investing decisions I have ever made was house hacking North Jersey. 

I've been reading over the forums regarding house hacking and I've come to a couple conclusions:1.

Until we see 6 month of inventory, 25+% of listings expire without a sale and the average sale taking 150 days or more you don't have the ingredients for a market crash defined as more than a 5% correction.Will we see corrections like in Austin, where an exuberance of appreciation sorts itself out?

I'm also a new investor looking to manage long-term rentals....maybe a little hacking on a Saturday ... or hey, I could even dip my feet into some flips.

I am looking to do a house hack in the Tampa/st.
