Whenever I speak to a group of students interested in real estate, I always stress the importance of networking and simply asking people to coffee.

I have several people with lots of expeirence and money that would like to do some of their DSCR and fix in flip using their NON Profit  Charity instead of their LLC. 1 in particular is associated with Affordable Housing in Atlanta and all the rents for certain groups will be subsidized. 

For finding off-market properties, PropertyRadar has been a lifesaver for me.On social media, I’ve had success connecting with property owners and fellow investors through Facebook groups and LinkedIn.

We would recommend just listening to some podcasts / Youtube or jumping on FB and looking for Note Groups. 

FB Groups are great too, find a local one that's more investor-focused. 

Living, but either way you could try speaking with existing owner/operators groups in the greater bay area, or even central coast, looking to expand their portfolios for a joint venture.  

This lead me to my local FB group.  

You will find a group of like-minded people to share information with and learn from. 

Attend an REI group meeting.  

Connect with local investors through real estate investment groups, attending housing fairs, and speaking with property managers familiar with the LSU rental market.Good luck!
