Insurance is an expensive pain in the *** but man are people grateful they have good insurance when they need it. 

Is PadSplit a company you need to work with to essentially find tenants and then they hand the boots on the ground stuff off to you?

Most significant are environmental issues centering around past or present leakage of petroleum products into the ground. 

But I will say all of this is such an invaluable learning experience so I am grateful for it. 

I have another career but I am currently grounded and cannot fly.

Most people outside the profession don’t understand the time and capital it takes to make a project come to fruition.Before a single piece of equipment touches the ground, there are years of government meetings, environmental and site assessments, engineering studies, etc.Each step requires significant time, effort, and capital investment.But when done right, it creates a ton of value and transforms communities, which is why I love it.

@Tom Dieringer, you can do it remotely if you have someone with boots on the ground you can trust.

If you lack connections where you invest, having someone on the ground is valuable.

So far, I'm finding just as much positive as negative so I'd love chatting from a boots on the ground investor actually doing this who is not actively trying to sell something.
