I found Vectra Bank located in Colorado but also Pen FedCredit Union, they both offer up to 80% on an investment property and I believe Vectra is prime + .5 and Pen Fed is prime + 1.

I can usually tell if the house is vacant if the grass is over grown and newspaper and mail has piled up.
