It depends on your goals, I would say outsource the management & hold the asset as nobody has regretted owning real estate on a long term basis. 

My primary goal is cashflow so looking for an asset that works and is also in a growing area.

Start by researching areas that fit your goals, understanding financing options like FHA loans, and using the 1% Rule to evaluate deals.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Just the way the str thing works because rents seem to take about a year or so to stabilize.My goal is to get 20 cabins in the next 5 years.

A mentor can be a great idea but make sure they have walked the walk and align with your goals.

It doesn’t make sense to me to just raise rents 2% per year if market rents are rising significantly faster.
