Look where to add value. 

Regardless of if there is a due on sale clause or not - if you are paying a 2% of property value tax twice - that's a large expense.

Most deals I work, I find that the most inexperienced party in a real estate transaction will end up losing 4-10% of the value of the home in the transaction because they don't know what they are doing.

I think it will add more competition to the rental market and the buyer market specifically up in N Phoenix, Deer Valley, Desert Ridge, and then up into Anthem - but will bring up value throughout the county.
