Since her mom was involved to such an extent, something tells me that tenant B is used to getting her way, and gets pretty bent out of shape when things don't go exactly as she wants.Also, there appears to be more (albeit, anecdotal) evidence that these weed-heads were reasonable in the face of gentle confrontation and didn't threaten you and your entire extended family with violence and revenge.  

I'd also make sure that my gentle, pleasant water sprinkler was running over the new lawn when ever you show the place.   

(Be gentle) I have an A+ SFH a week away from completion in an A+ neighborhood and I'm asking top of market rent.

Drain tiled the basement, new appliances, new kitchen flooring, new basement carpeting, upgrades to plumbing system and gas appliance lines, buff and coated hardwood floors.

I would gently speak to them and ask them for a faster turnaround and see how they react.

My jeans have a hole in the knee, let's be gentle with them until I can get them patched properly.  

Best advice I can give is just gently let people you know what you are trying to do.

Those prices are full refinish, not buff and coat, which runs about half.
