AS for this deal the OP did PM me and I recommended she go to a bank or credit union like you suggested.. once she flushed it out the house is rent ready and there is NO reason to use HML   She is just worried someone will get it before her..

Hi Jack,Which deal pencils out to more for you, and less risk.For instance if you have a partner with deeper pockets, and something goes wrong for a few months, and you are cash strapped at the moment, the partner may be able to cover the problems (not all seemingly cash flush partners will be cash flush when you need them though).Will a partner add anything to the deal for you.

If you find that you omitted something, you have to either wait until the lease is up and have them sign your new, updated lease (you know, the one with the updated clause about not flushing golf balls down the toilet because the manufacturer advertisement said the toilet could do so), or you have to get the tenant to agree to the change.

Neither of which should be connected in such a way to the toilet sewer to cause a backup like that.Then again we did see a duplex once whereby the upper unit toilet flush would gurgle & come up into the kitchen sink of the lower unit.

They also recommended newer toilets that flushed better.I had clog issues over the years, and plumbers usually can tell me what caused it, like a tenant flushing down left over food, diaper's and I can then confront the tenant.

If you find a septic designer in your area, they should be able to tell you if the system is adequate for current usage or whether, if any part needs to be replaced, it would need to be upgraded; then you could speak with a septic installer and get an idea of the cost for all or part of the system.  3) Can you control the behavior of the tenants to protect the system (can you prevent them from flushing personal products down the toilet, or pouring bleach down the drain, or washing paintbrushes in the sink)?
