I would care about that a lot if I were pur basing land to develop and sell.I'm not overly fond of the Portland market in general at the moment for buy and hold cash flow properties unless you find a steal of a deal.

As for figuring out the rental rate in your area..... there are "services" like rentometer etc...... but I fond the best way is to just pretend to be a tenant looking in that area.....go to all the websites that a renter would look....
