I would care about that a lot if I were pur basing land to develop and sell.I'm not overly fond of the Portland market in general at the moment for buy and hold cash flow properties unless you find a steal of a deal.

I understand most schools go against entrepreneurship and many entrepreneurs are not fond of traditional schooling, nor am I, however there are kids who need the help funding and a bit of guidance along the way.

As for figuring out the rental rate in your area..... there are "services" like rentometer etc...... but I fond the best way is to just pretend to be a tenant looking in that area.....go to all the websites that a renter would look....

@David Clay, I don’t recall if it’s state or county law but we are required to offer a 2 year lease, which these tenants are fond of and so am I.

Thanks to all for the comments, I'm fond of the idea of raising rent and giving discount if paid on the first.

I spent my summers In Winneconne on the West side of Lake Poygan at my Grandpas cabin.. this was late 60s LOL  still have fond memories.. 

I read that as 2 years with option to renew, he'll just renew and get the 3 years anyway, which I'm not particularly fond of.  

I am a dog  owner and very fond of dogs but if I am out walking my dogs and see a pit bull or mix, I cross the road!
