I have redone the foundation, all new electric, all new plumbing (PVC to the street), all new kitchen, added a bath, new flooring, all new windows/doors, updated all insulated while walls were open for electrical, new furnace/AC, new siding.

I remember going to conferences in 2016-2018 and everyone was saying hold your cash there is going to be this huge dip and you can clean up..

I am sure there are lots of "fuzzy" ways to compensate them but this seems like a clean one. 

But you also have to subtract utilities, turn costs, starting items (kitchen and cleaning items you give them), and furnishing upkeep/maintenance.

There are other considerations that may still make it impossible to permit the construction of the building even  if the by-right use permit is obtained and its important to have an architect closely examine how the proposed floor plans will layout to confirm egress &  bedroom windows + localized zoning overlays along with a  number of other factors.

The STR in my primary residence is actually an apartment that I don’t live in and I have a cleaning staff for that house anyway.  

I just clean out units , mow grass and snow plow.  

He has someone clearing it out and is mostly vacated now leaving pretty clean actually.. so all good i guess, just have to start the screening process and hope to fill for Nov 1st.Thanks again

I don't think you even need to be a general contractor or subcontractor to set up an account there.They have a cool warehouse Northwest of Chicago.Otherwise, Home Depot's Lifeproof floor is pretty nice too, but not sure how it compares in pricing to what you saw.
