So my property reserves are primarily for an AC failure that would require full unit replacement since I'm in Phoenix and a property is pretty much uninhabitable with non-functioning AC for about 5-6 months of the year. 

Failure that then go to courthouse and file eviction notice for failure to keep unit liveable.

Unfortunately, his failure to keep timelines and poor communication concerns me.

Be prepared for inspections and long failure lists (chipped paint, torn screen, missing light globes).

We’ve had trees fall on cars, furnace failures, and toilets run up hundreds of dollars in water bills.

I had replaced the oil boiler in a 4U with gas immediately after purchase, and when I got a call in February that it was freezing I instantly ran up there at 10 on a friday night, fearing a failure. 

As @Lisa Graesser mentioned, we also have a hide-a-key somewhere on the property in case of a larger failure. 

I see a lot of success stories but hardly anyone shares their failures. 

Seems the failures try to force it too much.LOL - I am 47 and barely a few moves ahead of you.Good luck!
