Hey man im a Savannah investor and I have done and made the Renatus program a part of my business its a great way to learn and make some extra coin. 

The average days on the market for median priced homes are less than half the 600K average DOM. 

What we learned: We got lucky that we gained a lot of extra equity soon after we bought the house, which makes these repairs palatable. 

The reality is many lower rate offers have a higher price or are $hit properties, but not all.If you are paying extra for owner financing make sure that the discount rate easily justifies the purchase price.  

About a year and a half ago, the new construction all but stopped. 

He ended up having to pay back all the extra money to the tenants AND pay back all the money S8 paid for rent since the beginning of their tenancy. 

It seems like it basically up to you to do the math on how much more you will potentially make selling each unit individually and then deciding if that extra $$$ is worth the number of extra hours you will spend.

It's easy to obtain, costs very little, and doesn't require extra, on-going effort to maintain.

He would show up, realize he didn't like the view of the water tower half a block away and back out.- Getting under contract and then reducing the price because of findings is common, but major reductions are likely to tick off the seller unless you have strong justification.

I didn't want the bugs to move to the other two units so I covered half of the expense and the tenant paid the rest.
