I will definitely be checking deferred maintenance during the due diligence period and most likely there will be some needed.It's definitely not 100% turn key, there are most likely some renovations I can come in and value add, especially in the exterior and extra security to make the residents feel safe as it is a C class area.

I would pick block and brick over any other exteriors, also built within the last 50 years.

When I toured, a few things I noticed: Blocks, which presumably were used to support the exterior walls, are fallen to the ground.Jack posts had sunk into the dirt floor in spots, and were not supporting floor joists. 

I've done almost everything aside from significant external work--blowing out an exterior wall or adding to the footprint, etc.I appreciate you sharing your insights with me, particularly on list source, etc.

If I am under a tight deadline I often outsource interior and exterior painting because its not that hard.

if the numbers work it shouldn't be a deal breaker, get a mold abatement company In for quotes to remediate, plan on waterproofing the exterior basement walls and adding heat to the basement if you plan on doing anything with it
