You are not required to maintain a separate bank account(if you purchased property in your name), however, it would be very useful to maintain a separate bank account for your personal activities and your rental activities.The reason for this is that at the end of the year all your income and expenses are grouped under one account instead of having to go through all the transactions in your personal account to see which was related to your rental.You should have the ability to export your monthly bank statements to Excel.

If not then I need to be able to export that to excel for uploading to direct mail service providers and to email service for emailing the leads and putting on drip campaign.I also need to be able to track the results of the direct mail campaigns and keep notes on conversations with sellers, set reminders for follow up calls, etc.I guess what I need is a CRM that can do all of this in one.

But running a P&L, exporting to Excel and dividing things up by the percentages would be easy enough.For your construction day job, probably QB Online or Xero would be the way to go.
