In an S corp, you would be required to pay yourself a reasonable salary and thus have self-employemnt tax, therefore, LLC's make the most sense if you are choosing to use an entity.An LLC does not exempt you from self employment tax.

Unfortunately, we have always run into the lenders who will not pay third party fees (realtor commissions and title agency fees exempted).When this happens, it is usually moved over to the buyer's side (with their permission) or comes out of the realtor's commission.We make all realtors we work with sign a contract for negotiating the deal.

They actually granted us an exemption from the requirement for some time, because A) they knew is was really not viable, and B) we have a solid track record of providing quality client education that they could trust.One option may be to move your IRA-owned LLC to another custodian that does not have this requirement, which really is meaningless window dressing.I will add, we are a very compliance oriented firm with a distinctly conservative approach to reporting and operations using the IRA LLC platform.

VRs are exempt by renting 30+ days at a time, but I would encourage you to look outside of SLT proper if daily vacation rentals are going to be a core investment criteria.
