I think wholesaling started out as someone exploiting a "blind hole" in the existing real estate process....eventually, enough people felt they got scammed and made some noise.The handful number of deals I listed from a wholesaler were enough to convince me that I don't want to list a property brought by a wholesaler...they don't yet own the property, and they try to make money off the ignorance of the "owner of record". 

Eventually your annuity/stock is AT LEAST $3m basis (from the refinances and the sales) not to mention growth and reinvestment.

What about an LLC, assuming that I can find a bank that will lend to an LLC eventually?

Interest rates will eventually go down and investors will be able to refinance and still have the good price that they bought at, locked in.

Unless you live in one of the rooms to be Mother HEN you will eventually have problems.  

There doesn't seem to be any incentive to buy when you eventually want to sell.
