The terms we are getting are 30 day due diligence then 30 days to close with about 2% earnest money (sometimes hard money and sometimes refundable) with typical contingencies like appraisal, lender 3rd parties, and phase 1 environmental

Probably have to do a Phase 1 and possibly a Phase 2 Environmental reports. 

I have owned it for about 2 years now and have gone through zoning and development, half of historic tax credit application, environmental remediation and have brought the project to rough in.

Hi,Back in 2013 I purchased a small commercial property without getting an environmental audit.  

I am based in Orange County, and work as a geotechnical engineer at my family owned Geotechnical Engineering firm specializing in all soil work for construction (if you need any soils reports or have environmental issues send me a PM).

For those who don’t know, percoethelyne (Dry cleaning fluid) is a really nasty pollutant. 

We also have tight construction laws regarding impact to sewer system and lake pollution. 

It would be more of an alternative facility, one that incorporates East-West medicine, behavioral supports, and environmental supports for optimum well being.
