So you're sponsoring breakfast, lunch, drinks for their office every month for 12-24 months before you can drop off to quarterly or you hand off to a marketing partner/assistant.   

A month later I was drinking coffee and a broker asked me how the hell I got that house for 47 when she had a buyer at 59k similar terms...she was yelling in the coffee shop like a lunatic.

I hear what you are saying about somehow qualifying the audience- something to think about for my next "get you new customers" idea.The goal here is to offer an alternative to the traditional marketing methods...postcards, newsletters, ads, etc.Your chances of turning cold leads into warm ones are much higher with my model, if you were to be on site during the event...shaking hands, making intros, sharing a drink or two, etc.

Really bad: dog poop on everywhere outside of porch.cigarette butts and ashes around pool(inside cage), patio, bathroom, garage; To stop the internet, the cable behind Spectrum box was damaged when we can't see anything wrong in front; No food or drinking signs in bedrooms but throw candy covers under beds and behind night stands... 

Having a designated speaker for each with a good topic/slideshow, making time for a networking portion of the meetup, and having snacks/drinks accessible are all great ways to insure recurring attendance.

You deserve to wind down, enjoy an ice cold draft, and meet new like-minded investors without the worry of a presentation with a "guru" trainer/speaker.This group is for you because you enjoy great conversation, trading ideas, comparing strategies, and sharing deals with people you can really get to know through genuine conversation outside of the office or the basic and overrated coffee shop.Invite others to join us, if you know they will benefit, if you want to share a drink with them, or if you just don't want to network alone.

They just need a place to drink beer, cook food, do laundry, shower and sleep. 

But this particular offense wouldn't work for me...he's one bad day and a few drinks from slipping over that edge again.
