Thought about hard money but given that I would still never be able to ditch it without eliminating our 3.5 rate and cash flow of existing property, doesn’t seem to be a best bet.curious if there are any expert lenders out there who may have a creative solution I haven’t thought of, to get the second building built on the lot without affecting loan and rate in place of current building.Thanks All!

I feel like I can close a higher percentage of the leads that come through, pushing my advertising costs down and I don't have to make the redicoulus mark up that some wholesalers have to make because they spend 10k a month on mailers and ads and ditch 80% of the leads because the spread isn't big enough.  

This is the first time this happened and the employee at the PM that visited the site told me he would recommend putting an additional 'ditch' or some drainage in the back yard that drains to the city line but not sure if that's really needed.

Quite often I hear people talk of seller financing as more of a last ditch resort when disposing of property that one might not be able to sell any other way.

I admire the can-do attitude, but I have seen too many people try and get emotionally so worn down that it becomes their life goal to ditch the property.

Keep in mind there is a big ditch in the middle and large ditches along this road. 

Current floodplain setback requirements, environmental buffers and other protective regulations didn’t exist when many of our older, low-lying communities were built.The development of the storm drainage system — roadside ditches, inlets, pipes and stream systems — was haphazard in some older areas of the county, often an afterthought of the homebuilders.

this also lets them know so they can figure it out and ditch that 3rd person if they want before applying elsewhere.
