So I went driving for dollars around my neighborhood and I noticed not too far from my house (literally like right behind my house) a house that was distressed.

These are usually 4 plexes sold  either through a wholesaler or  in a distressed situation.

I need an end buyer who can close quickly n an attorney I don't know the legality of my purchase agreement  . the deal is in Marlboro Ny 52k distressed foreclosure I want to put it under contract for the 52k he asked and sell it for 10,000 so assign it for 62k ...

I think that's right, but I don't know if there are other types of properties (aside from the really distressed ones that might be worth inquiring about) where this strategy is used.

I send letters to lots of Non-Owner occupied folks through driving for dollars and I find plenty of distressed homes vacant.

Hello Chris,I have grown my portfolio by buying distressed real estate at 30-60 cents on the dollar.  

If you can buy a distressed property with poor rents and fix it up a little and bring in better rents, you may get closer to your 1%.

So no I choose not to live in distressed property until it's being fixed up.

He posts ads in the marketplace about getting probate and distressed seller leads. :)
