Mitchell,I am going to give you some advice to help you avoid getting to far into the DSCR process and losing money. 

Aside from that, once I was to get it under contract for assignment, just looking for any potential roadblocks or anything like that just in case while I proceed with the process.

Many lessons have been learned firstly is you can’t be too nice or trusting and second is, don’t wait to figure out the refinance and cash out process and until you are almost done with rehabbing the property because currently going through a very lengthy, cash out refinance ordeal at the moment as I’m trying to get financing terms finalized as we speak.

Even if you do not mess up any steps in this lengthy process, you are looking at AT LEAST 90 days before you get your asset back. 

Great job on the due diligence or Operational process you have going.  

They should have a process for this that will likely involve probate.

We aren’t looking for someone who is accountable for a subprocess and has “partners” they can refer us to for other processes.

We are working to help people evaluate their situation and manage properties while these court actions are in process.

Alternatively, some purchasers want to control the process in return for more certainty.For a non-delegated correspondent loan, the loan purchaser will get involved and direct all processing decisions.

But if you just can't shake it, it's probably your BS meter telling you that you don't believe they will have your best in mind during the coaching process.
