And private financing can be wise if you are a diligent investor, which it seems like you are:)*If I would have known then what I know now, I would have used my first loan to land the largest deal that I could have. 

I also agree you can connect with Alan Ceshker in Austin as he's one of the attorneys that will help structure these deals. 

I like it because I only need $5K for each deal (although I can put in more).

I would make sure your numbers are solid and that the deal would make sense and is lucrative for the investor. 

In general, parking is one of those things that is not exactly fun to deal with, but it makes a ton of money.

Even if you get a great deal that is 20% below market, appraisers will typically be anchored by the last sale price and you may be stuck not being able to pull out as much cash as you need to pay off the HELOC.

@Mike Vu did you end up investing in one of his deals?

I know most BP note investors deal in SFR notes exclusively, or at least mostly, and for myself 98% of my note investments are notes secured by commercial properties.
