@Ankush R.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Many people in other parts of the country times do not recognize this.

We gave it some time running it from across the country, but are realizing that we'd rather not try to operate it from across the country. 

Well almost everyone.So it stands to reason that for a roofer every house needs a new roof, electrician every house needs rewired, and for an HVAC technician/ company every unit needs to be replaced. ( Usually) Joe,  W PA has some of the highest priced roofing in the country..

Definitely market specific, I have a few properties around the country and work with a lot of investors in almost every market.

As to the grandfathering - I went to the main library and looked at the criss-cross/Haynes directories.

NW yeilds can be spectacular per acre compared to other parts of the country.
