You accumulate all this crap and then you spend the rest of your life strateagerizing how to make sure you never lose any of it. 

It's not a total piece of crap, but it certainly has a lot of room to improve the value given the market that it is in.

You are young and inexperienced at dealing with this kind of crap, but you probably shouldn't have written a bad review when they missed just one day (if I read that right), that may have been a valid missed day for them and now they're dealing with a bad client....You do have a little blame here.

I see a lot of investor flip that is crap and this one appears to be high quality, so congrats.

Also, the rent is currently $200 to $400 below similar rentals in the area.This sounds great except my credit is total crap.

Some times crap happens that sucks even for investors and I would put a 3% rent cap on that list.but hey if you disagree so be it.
