So initially, this could mean that you may have to do some things that YOU might find to be completely ridiculous, but over time, effective communication and prompt property management should ultimately help shape the behavior of your tenants to what works for you. 

Just a tip, I've had tenants that had great jobs that I'd assume meant they were financially responsible, but terrible credit ratings due to frivolous behavior, so although it's highly likely that everything will be fine this time, just be careful. 

The agreement he signed up under was very informal too so I can't enforce better behavior to the best of my knowledge.  

They do not change their behavior and cannot control their spending.

His father disowned him, and most of his freinds avoid him as well also because of this behavior

A dependable tenant is someone who:Has stable employment in a market segment that is very likely to be stable or improve over timePays all the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities while on the propertyStays for many yearsPeople think that tenants are a single entity with common behaviors.

This stems directly from the tenants in the surrounding units but the problem is, the owners of these properties don't necessarily care about their behavior and just the rent that comes in.

IDEAS: abuse of common areas, theft of personal & common possessions, violent behavior, assaoult of another roommate, general friction over kitchen, bathroom, laundry, storage, parking, etc.You may want to create a new post: "What issues have landlords had with rent-by-room tenants?"

NIMBYism is normal human behavior.
