A good resource for this kind of deal is Kevin Amolsch who has an ebook called the 45 day investor, it's all about rent to own, check out 45dayinvestor.com (I'm not affiliated with him i just found his book helpful for rent to own.)Best of Luck!

I would recommend the podcast and the free E-book The Beginners Guide to Real Estate Investing.
