As has been mentioned on the podcast, you want to work with a provider that is running a business, not a provider that had some spare time on their hands and decided to start a property management company. 

We have a standard list of things that we keep in our 22 furnished short term rentals.  4 rolls of tp per bathroom, 3 bars of Ivory, 8 pack of deodorant soap.One towel for each bed, plus a few extra.Linens for all the beds, plus a spare set.Kitchen has dish soap, paper towels, pot scrubbing pad, dishwasher detergent, laundry detergent, bleach, cleaning supplies, and a 4 pack of light bulbs.Outside is propane or a small bag of charcoal for the appropriate grill.My cleaning lady does the work for free.  

Plates, napkins sheets, spare sheets, etc.

This gives time to wash sheets make beds and clean a 3 bedroom 2 bath house.I have spare sheets but I prefer this just be all done on site.

Rent the other units to college students (not your friends), and rent the spare bedroom in your unit as well.

I'm so sorry for this experience, but very glad you shared to hopefully spare someone the problems of an Historical Renovation.I really hope the November hearing goes your way.

I live on as little as possible right now and have the spare income (and methods- I churn credit cards for free airline miles) to travel, but my full time work doesn't give me the vacation time to use it!  

In my spare time, I design websites and help small businesses market themselves.

I also like to play the guitar in my spare time and go hiking. 

I'm easily distracted so I make a more conscious effort to really focus; and boy, I've really been focusing on real estate in my spare time when I'm not building apps.Story time: I moved to NY six months ago from San Francisco, and I'm currently renting in Bedford-Stuyvesant.
