I realized that simply earning money following Jeff's advice across different part time jobs and investing wisely and networking with other folks is the way to go.Yes indeed many wonderful folks in this forum are right.. you can network with others to help you get the house.. where for example you can be the guy with boots on the ground, while investors provide passive income or partially also be a bit of both active and passive... type of investors... where for example some of them can help you analyze deal and get it under contract...

Build a local team that is familiar not only with the area but also with the type of property you are purchasing - location, unit count/mix, rents etc...These folks will be your boots on the ground.

The laws vary greatly from state to state.Regardless of what area you choose, I can not stress enough the importance of seeing the property with your own eyes or if you are investing remotely, having boots on the ground that knows the area you are targeting.

Even if you have someone give you a rough estimate from photos that's still not good enough.You need "boots on the ground" in Greenville that can physically go check out the property for you.I would start looking for referrals for a great GC and/or property management company in the area.I've spent a decent amount of time in Greenville and like everywhere there's areas that are better than others.

I've spoken with contractors and will meet with architect next month to get digital plans. were thinking of selling the project while I manage it boots on the ground. we will let you all know how it goes!!!

I know that's harsh but its the law as well.in some states you get booted quickly and maybe the stress would bother her but if she is this far along in a foreclosure she has already dealt with stress.underhanded or secret after the fact deals be careful of.although post sale selling your redemption rights if your state has the right of redemption is very viable and toally legal.

@Andrew Merewitz ,When you do like-kind exchanges, if you really want to free up the PAL, you can structure a transaction to receive a boot(including cash) in the 1031 transaction.
