The other quesiton i have is if private equity is starting to get involved in this market, companies like Apollo & Carlyle, does that change your feelings about getting involved in the space?

My lot is actually only 75' wide but was grandfathered into the zoning once they made the setback changes (neighborhood is late 1950 builds). 

Some developers go above and beyond on kitchen appliances and install a package that may make sense in a $1.5M+ house in a $900k house but short change all other areas of the rehab.

This ensures the landlord is notified any time the policy is changed, canceled, or renewed, making it easier to track without relying on the tenant.The difficult part is enforcement.

Now that we are looking into the next property, we are trying to figure out the best way to handle the financing of it.We don't want to do the HELOC again - it worked the first time, but things have changed and - realistically- we were pretty fortunate that it worked as well as it did the first time.The cabin is was purchased at $230K and it's probably worth around $285K now.

Many people change oil in their cars themselves.

If in the rare chance they do allow short term rentals in the HOA rules/regulations and association documents, don't be surprised if they change that ruling after you buy. 

How are you all adapting your strategies with the current market changes, like higher interest rates or evolving tenant demand?

I plan to hold unless the rules change.
