Check other neighbors in the area what their water pressure GPM- if low 8GPM or lower put in a cistern well, see if any nitrate issues, talk with the county and see the distance needed from your septic drain field before you drill, Get the bad news out of the way.  

When you go to B grade or higher the ROI generally drops & your field of applicants qualifying does to.   

My husband and I both came from audit at a Big 4 which can be an incredibly demanding career.

Any change of career (which includes going self-employed) would require you to have two years of tax returns showing income before you can get a loan.

The process took 2-3 years, I was not in a hurry, busy with my corporate career and rather cash strapped.I forget the refinancing fee, but it was minimal.

I dont really see a disadvantage to investing in the self directed field other than it is not as easy to 'cash out' if you need the funds for something else, which is not always a bad things IF you are investing for the longer term, and that you can not leverage as highly as outside a plan.

For the bulk of my real estate service career I've sold Oregon Coast property and STR vacation rentals with ocean views and occasionally oceanfront locations. 

Come to find out his wife's dad had a career in real estate, his friend works at a firm as a private lender (that's how he got started), the houses were 50k houses and half of them were trailers...His personal house, while large was in the middle of nowhere...You can see the focus shifted from real estate investing to social media marketing.
