Short terms provide get ROI numbers and have that benefit that a simple vacation home doesn’t.

But it may not be simple and the wholesale contract may not give you any rights. 

So basically my best options are to keep things simple: rent out the property as a whole in the other state or buy a house in my state and just get some roommates?
