I love his story about overcoming drug addiction and building a rehab, I guess I’m a sap lol, but it’s good to know it’s not worth the money!  

Property is 1 bed condo, First floor, build in 1993 and we are buying at 130K in Florida. 

Jacksonville has been building at record levels and is/was one of the highest cities in the country delivering new housing units as a percentage of existing housing units.

In my 30 years doing this I’ve found that as long as you address each issue that comes up properly and do the repair needed to bring that part of the building up to current code then you will be fine.

I called the zoning department and they are telling me this is a Mixed use building (N zone).

I'm looking to build a Casita/poolhouse for use as a short term rental in Summerlin.

The initial plan is a 1200 sf build out with plans to expand back away from the cliff later as finances and interest rates are more favorable.

Not easy, we are trying to raise a BILLION, yes a billion, to build, " Miami Beach " in Tormina.

Building a Team: While I can handle most of the renovation work myself, I’d need an electrician and possibly a real estate agent.
