You buy RE for the sake of building wealth.

you have to inspect BEFORE the sale. 

Mine is a 2022 build  Hey Ryan, Your property checks alot of boxes for me for a MTR focused on attracting families as a whole home rental.Single story, Good school district, Little to no competition on Airbnb, No HOA.I bought a property once in 2015 and it barely cash flowed as a LTR but now 10 years later, I cash flow as a LTR about $600 per month. 

@Josh Feit Sounds like this is a Class C building in a Class C area.So, how is your advertising geared towards attracting Class C tenants?

I would build a relationship with the person before you decide to partner.

How are you going to view properties, do the reno deal with the inspections ect?

The biggest question I would ask is how well they know the area such as neighborhoods and do they have connections to building a CORE 4 such as great contractors, property managers, attorneys, etc

The guru your son is learning this technique from is likely not telling your son that the deal will almost certainly encourage your son to get an "off-market" deal from a "wholesaler" who is unlikely to properly disclose the details of the property or encourage an inspection.
