I was thinking that by giving a single builder rights to build on the land, I would get 1% of each contract price, something along those lines.

We purchased 133.7 acres January 20th of 2024, we then proceeded to subdivide 4 building lots, ( two 10 acre lots, and two 2 acre lots) which included costs associated with septic testing, survey & subdivision, and property maintenence required to market the building lots.

The number one mistake that I saw buyers making was jumping right into negotiating (and not very good negotiating at that) without first spending the time to build rapport.

IF it is a real problem, then yes, fix it.I would build a fir-in wall out of 2x2s and insulate it heavily (Rockwool comes to mind https://www.rockwool.com/north-america/) There is also drywall that is made for this.
