Aside from brushing up on my terminology, what else can I do to prepare?

If you have central HVAC system, you typically remove the vent grille in each room, then the interior of the duct can be cleaned all the way back to the main HVAC unit with a series of large "bottle" brushes on extensions, rotated by some type of motor depending on size.

Likely just brush/tree clearing and assessments. 

And that first coat of oil-based poly isn't going to be mopped around with an applicator, oh no, you're gonna be on your hands and knees with a white China bristle natural brush with no polyester blended in there.

Some suggestions - make sure it doesn’t have to be raised, get a flood insurance quote, brush up on the rules around improvements (below 50% rule or it triggers FEMA’s new guidelines).

While I could start buying the tools that I need (ladders, power tools, hand tools, brushes, etc) at some point I will have essentially become the handyman that I meant to hire haha. 

Are they small holes that once you patch with spackle and touch up with paint and a small brush are barely noticeable? 

I will put another coat on and do a light scrub with a brush and that should take care of it.
