Who know what regulations will come down the pipe as other local towns have implemented.Just looked up Airdna and they have the lions share(289 rentals) in the area although they aren’t listed in the Top Properties category.

@John Smith, 1031, death, a charitable remainder trust, possibly a 721 upreit (although that only acts like a 1031 and defers temporarily),  and possibly a sale and a purchase in the same year where you cost segregate the purchase and take whatever bonus depreciation is available (again though a weak substitute for the 1031 exchange).

QI failures can fall into several categories: scammers who steal money or information, ineffective operators who can blow your Exchange and get the IRS after you, weak QI infrastructures that don't have adequate insurance or safety protocols against outside fraudsters, etc.

Each municipality has different licensing and permitting requirements and "permitted work" can mean a wide spectrum of scopes from replacing a hot water heater to building an addition,  so it's difficult to group all improvements together in the same category

Current annual income is $101k-Annual rent increases of 3% are realistic making annual income after 10 years $136k-If interest rates lower a refinance would lower annual mortgage expense-an added bonus over time would be appreciation (which will likely not happen within the next few years)Thank you for any input!

Because you can build a house with an attached guest house, then just seal off the door and have 2 houses.3) If you have to have chickens then you need to move on because they ain't gonna change that easily4) If the random crap bothers you, also move on5) You have your extra structure already in the old cabin so that's a bonus. re they making you tear it down.Sounds like way too many restrictions for me, especially out in the country on a 5 acre lot.
